Start with principal and interest

Principal is the amount financed after the down payment. Interest is the lender charge for providing funds. At the beginning of a standard amortizing loan, a larger share of the scheduled payment commonly goes toward interest because the outstanding balance is higher.

Understand the effect of the term

A longer term can reduce the required monthly principal-and-interest payment by spreading repayment over more months. It can also increase total interest. Compare both the payment and lifetime cost rather than judging an offer from one number.

Include costs outside the formula

Property tax, homeowners insurance, mortgage insurance, association fees, maintenance and closing costs may sit outside a basic payment formula. Add relevant costs when testing whether the complete housing budget is affordable.

Compare official documents

Review the rate, APR, origination charges, cash required at closing and whether payments can change. Calculator results are estimates and should be checked against the lender documents before an important decision.
